With floor to ceiling windows, open-plan living and exposed rafters, Rock View has stacks of space and feels light and airy throughout. Perfect for families or those wanting lots of room this retreat also has lots of outdoor space so you can make the most of the stunning views across to Rock, known as the St Tropez of Cornwall. Surrounded by landscaped gardens and with a fully enclosed play area just a hop, skip and a jump away, there's plenty to keep children entertained.
Living

Taking a reversed-living approach to make the most of the jaw-dropping views, the living area and kitchen can be found upstairs. With Cornish slate flooring throughout, this roomy open plan space includes a roaring wood burner for cooler evenings, a luxurious grey leather sofa (big enough for everyone to sprawl out on), a huge flat screen TV/DVD player with full Sky package and a SONOS system. At the far end you'll find the dining area with a rounded end and panoramic views.

Eating

A bespoke kitchen awaits the budding chef with beautiful wooden worktops, Farrow and Ball painted soft grey cabinets and all the gadgets and equipment you'll need to rustle up a feast including a full complement of Cornishware (naturally!). The large cream Aga is the focal point of the kitchen with a handy island to prep your food on - or to rest a wine glass! To the left you can open the bi-folding glass door out to a private decked terrace to let in a cool breeze during hotter months.

Sleeping

There are four beautifully furnished bedrooms two of which are en suite. Each is individual in decor but all are to an exceptional standard with lovely linens, soft furnishings and artwork - perfect for a restful sleep at the end of a busy day exploring.

Bedroom 1 with super-king size bed and en suite shower-room. Bedroom 2 with super-king size bed and use of family bathroom with freestanding bath and separate shower. Bedroom 3 with kingsize bed and of family bathroom with freestanding bath and separate shower. Bedroom 4 with zip and link (6' double or twin beds) and en suite shower-room.

Bathing

There are two en suite shower rooms with walk-in showers with drench-head shower and heated towel rails. The family bathroom boasts a fabulous free-standing roll-top bath for long, luxurious soaks as well as a walk in shower and heated towel rail. All have plenty of storage space, plentiful hot water and soft, fluffy towels.

Outside space

Set overlooking acres of rolling Cornish countryside leading down to the Camel estuary there's plenty of space to explore and roam around. There are breathtaking private landscaped garden areas with a pond and bridge nearby as well as a paddock shared with one other perfect for letting the pooches run around. Rock View itself has lots of decking areas complete with all the outdoor paraphernalia needed to settle down for a day in the sunshine. Nearby you'll find a super-safe enclosed play area, so you can relax in the knowledge that your little ones have somewhere secure to enjoy the outdoors. The extensive grounds share one lawned area with Pool House. The retreats are set down a quiet lane in a very small hamlet.

Facilities

Rock View has everything you could wish for in your home away home. Nespresso machine with Aeroccino milk frother and selection of pods, dishwasher, washer/dryer, fridge/freezer, AGA range with electric oven and gas hob, microwave. 3D TV with DVD player and full Sky package, use of an iPad mini and Sonos system. Travel cot, highchair, stairgate. Underfloor heating throughout. Extensive landscaped grounds including a large pond (please take care with young children) mainly open plan and laid to lawn with mature shrub borders. Panoramic views over the surrounding countryside and estuary. Enclosed ground floor patio/decked area with log store, under cover seating and children's play equipment (use with care). First floor decked area overlooking grounds with garden furniture, gas barbecue.

Baby friendly

Rock View is a baby friendly cottage providing a travel cot (bring your own bedding) and highchair. On request a bath seat, plug socket guards, microwave bottle steriliser and plastic crockery/cutlery can be provided, do request these at the time of booking.

Dog friendly

Two dogs are very welcome. We charge £30 per week or short break. There are no dog restrictions on Old Town Cove or Dennis Cove which are in walking distance from the house.

WiFi

Rock View has WiFi, so if you need to get in touch with the outside world you can.

Parking

There's plenty of parking outside of Rock View.

Exploring

Rock View commands a fabulous position overlooking the Camel estuary across to Rock. There's plenty to do in this fantastic area - Old Town Cove lies at the bottom of the lane which leads on to the Camel Trail where cyclists and walkers enjoy the fantastic scenery along the estuary. In approximately 45 minutes you can walk into Padstow, loved by such chefs as Rick Stein, Nathan Outlaw and Paul Ainsworth and is perfect for a bite to eat, or hop on the boat and pop over to Rock, frequented by the likes of Prince Harry and his pals for even more culinary choices and maybe a trip to Sharp's, Rock's very own brewery.

The house stands on the edge of a small hamlet found along a quiet farm lane leading down to the Camel Estuary and in the other direction to the village of St. Issey and two public houses. The Camel Trail, just down the lane follows the route of the old railway line - it's a two mile meander to Padstow or three miles to Wadebridge. The Camel Estuary, designated an Area of Outstanding Natural Beauty, is a lovely spot and full of pathways to explore by foot or by bike (which you can hire at Padstow) alongside the water or through the stunning dunes. The Sir John Betjeman Walk is particularly beautiful, or just take to The Camel Trail. If water is more your thing, there's a plethora of watersports or if you'd like to try your hand at fishing, there's fishing trips to be booked from Ferry point at Rock where you can catch mackerel, bass and even shark. Beach-wise, you're spoilt for choice with seven located around the Padstow area and one across the way at Rock. If you've brough your golf clubs, there's St Endodoc and Trevose nearby too.
