Sweep through the gated entrance and you'll be swept away by this gorgeous red brick barn conversion. Dating back to the 17th century and bordering the Rolls family estate, this lovingly-restored peaceful dwelling is surrounded by well-established gardens and has lovely views across a championship golf course and over the Welsh hills. Inside, you'll find spacious and luxurious social areas for entertaining and peaceful bedrooms, two of which are en suite in addition to a large family bathroom. With a mixture of wood and oak flooring and under floor heating throughout, this is pure luxury - cool in summer and cosy in winter. Surrounding the building are patios and decking, perfect for outside living during warming months, whist the hot tub, natural swimming pool and sauna, hidden away in the Shepherd's Hut, must be one of the highlights of this beautiful homestay. Royce Barn is dog friendly too, and they'll love exploring the extensive gardens whilst the surrounding countryside is just perfect for long walks.
Special 'Just for Two' rate

A special 'Just for Two' rate applies if there are only two guests staying at Royce Barn. The discount off the advertised rate is 20%. This applies out of peak weeks, bank holidays and school holidays only. When Royce Barn is booked for two guests this is on the basis that only the master bedroom is used during your stay. Living

The main living area is just lovely with a red brick fireplace housing a wood burning stove, plenty of soft, sumptuous sofas to sprawl out on and a 64-inch UHD curved Smart TV. This is a great space for congregating at the end of the day. There's also a snug on the first floor with a 40-inch plasma screen and a corner sofa for those wanting to escape - this is especially good for little ones or teenagers who want their own den! There are plenty of books, DVDs and board games to keep you all entertained too. In addition, there's a sofa in the dining area and a desk if you need to catch up on any work, though we don't advise it!

Eating

The epic kitchen is super-spacious and is chock-full of all the equipment you might need to create lavish feats for you and your loved ones hidden behind sleek white cupboards. As well as gorgeous polished granite worktops and a Belfast sink, there's a large Rangemaster cooker with induction hob, double-size fridge, freezer, dishwasher, separate drinks fridge, large island with breakfast bar and the all-important Nespresso coffee machine. In the separate utility room there's a washing machine and tumble dryer plus additional freezer so you can stock up with goodies for your holiday. The light and airy dining area leads on from the kitchen and is a huge space with vaulted ceiling with original beams, floor-to ceiling glass windows that open onto the patio, reclaimed wooden dining table that easily seats eight, a large corner sofa overlooking the garden and a stunning wooden dresser. This is a lovely spot for long, lazy lunches or grand dinner parties.

Sleeping

With three beautiful bedrooms to choose from, everyone is guaranteed to be happy. On the first floor, the master en suite has a breathtaking super king sleigh bed which looks out through the arched window and over the garden and beyond to The Skirrid and Sugar Loaf mountains, plus a fabulous en suite and bath on a separate mezzanine level. In addition, there's a further double with en suite and a super king size zip-and-link (meaning it can also be made into twin beds). All bedrooms come complete with luxurious linens and sumptuous bedding, cushions and throws.

Bathing

There are two en suites and one family bathroom at Royce Barn. The master bedrooms' en suite is just stunning with a generous walk-in shower with drench head, whilst on the separate mezzanine floor above the bedroom area there's a glorious freestanding bathtub for two - immensely romantic! The first floor en suite has a large walk-in shower, the large family bathroom has a grand walk in shower and a freestanding bath. All come complete with heated rails to keep towels warm and fluffy. In addition, there's a cloakroom next to the kitchen with loo and basin.

Outdoor space

The large, private garden to the front and rear of the house is totally idyllic and perfect for lazy summer afternoons when all you want to do is stay at home and relax. Enclosed by hedges and fencing and with stunning views over the Welsh hills, the garden is home to a fabulous natural swimming pool with decking and a gorgeous Shepherds Hut which amazingly is home to a two-person sauna and a sink. There's also a patio close to the sitting room and dining area - perfect for alfresco meals, complete with a barbeque and sail sun shade - and you'll find a luxurious hot tub here too! There's an additional patio for sun-worshipping as well as a rock fountain and a wild garden at the far edge of the property - ideal of ball games and for watching the horses that live in the field next door.

There's plenty of off road, private parking.

Please note, Royce Barn does not accept stag or hen groups.

Baby friendly

Two travel cots, a high chair and a stairgate can be made available on request, please note you will have to bring your own bedding for the cots. The natural swimming pool is some distance from house, but is unfenced so please ensure children are supervised at all times.

Dogs

Two well-behaved dogs are very welcome at Royce Barn. We charge £30 per dog per week or short break.

WiFi

Royce Barn has WiFi so if you need to stay in touch with the outside world you can.

In the Area

The market town of Monmouth is just five miles away and is super-pretty and well worth exploring with a wide range of shops, restaurants and cafes to visit - The Stonemill Restaurant is a must. Golfers needn't go far for a round or two, with the Rolls of Monmouth 18-hole golf course next door to Royce Barn. Further afield it's not far to Abergavenny, another pretty market town and home to the famous food festival as well as being the gateway to the Brecon Beacons, where the brave can undertake the Three Peak Challenge of Blorenge, Skirrid and Sugar Loaf. The Wye Valley is an Area of Outstanding Natural Beauty and a must visit, whilst history-lovers will enjoy exploring the castles that line the Wales/England border such as the medieval Raglan castle six miles away.
