This exquisite, grown-up coastal retreat is simply stunning. A former coach house for a Victorian mansion, it has been carefully renovated to become a true seaside hideaway. Only visible from the sea, Rockton Mews is surrounded by lush woodland and boasts an incredibly peaceful, secluded setting.

From the moment you arrive at Rockton Mews, you'll fall in love with the expansive sea view that's simply spectacular whatever time of year you visit. Step inside and you'll discover a home that effortlessly blends modern rustic luxury with a passion for sustainable simple living. With reclaimed wooden floors, an impressive vaulted ceiling, huge windows, and carefully curated furnishings, it's a space that's both breathtaking and welcoming.

This home has an upside-down approach, meaning the two en suite bedrooms can be found on the ground floor, whilst the first floor boasts a sweeping open-plan living space to make the best of the views. In addition, there's a lovely terrace for outside living.

Rockton Mews is located directly on the dramatic South West Coast Path, 400ft above the sea and a short walk from the pretty village of Lynton. Set down a quiet lane and then a private track, it's a remarkable setting, being the last house before entering the dramatically beautiful Valley of Rocks. The location is a dog walking paradise, so the property welcomes your four-legged friends.

Lynton and its twin village of Lynmouth are gorgeous Victorian villages set perfectly between the sea and the rugged expanses of Exmoor, making it the ideal base from which to explore this stunning, often overlooked, part of the county.


Living and eating

From the huge entrance boot room, take the stairs up to the first floor and you'll discover a beautiful open space, with a lofty vaulted ceiling, reclaimed wooden floor and huge windows with jaw-droppingly beautiful sea views. At one end, a large flickering wood burner sits on a plinth of traditional handmade bricks, fronted by a comfy sofa and armchair for optimal cosiness. The window adjacent to the fire boasts a slate seat, meaning you can gaze out to sea, with a pair of binoculars to hand. In addition, there's a Smart TV for catching up on your favourite box set (if you can tear your eyes away from that view). A door leads out to the terrace, meaning it can be left open on warmer days to let the soft sea breeze drift through this exquisite space.

At the other end, with an impressive exposed stone wall, lies the kitchen. Its huge, handcrafted wooden central island is the dominant feature, this is a gorgeous space in which to rustle up meals with local ingredients from land and sea. Fully equipped with an electric oven, separate combi microwave oven and induction hob, dishwasher, fridge, washing machine and tumble dryer, there's also a Nespresso coffee machine and milk frother for a wake-me-up brew in the morning, best enjoyed sat in the window seat looking out to sea.

For dining, a vintage scrub-top table and classic Ercol chairs lie in the centre of the room, next to another huge window. The kitchen island has seating for three to watch the chef work their magic in this cook's dream kitchen.

In addition, there's a utility room or 'prep kitchen' at the back of The Mews with more storage, zinc-topped prep spaces, a sink and a luxurious hotel-style loo.


Sleeping and bathing

There are two gorgeous en suite bedrooms to choose from, both situated on the ground floor.

The master bedroom or 'Lynton' lies to the left as you enter Rockton Mews. It's a divine retreat to escape to at the end of a busy day exploring with a king-sized bed, stone floor, inky sea blue wooden feature wall and window with sea view to the front. It's a romantic room with a vintage chest of drawers and hanging rail for stowing away your belongings. The gorgeous en suite has a deep freestanding roll-top bath for a rewarding soak and separate natural slate shower with rainfall head.

The second bedroom 'Exmoor' lies on the right and is warm and cosy in tone with an exposed honeyed stone wall, king-sized bed, hanging rail and en suite shower room with walk-in shower and rainfall head. From here you can lie in bed and gaze out over the water whilst embracing the joy of a long lazy lie in.

Both beds come dressed in luxurious linens, sumptuous bedding, and gorgeous throws and cushions to ensure a deep night's sleep. Both en suites have heated rails to keep towels and robes warm and fluffy.


Outdoor space

Open the door from the sitting area and you'll discover a pretty terrace complete with table, chairs, planted fernery and a charcoal barbeque for alfresco dining. The sound of the sea and magnificent views will conspire to make you never want to move from this beautiful spot. Please note that the clock tower part of the house is separate and lived in by the owner on occasion.


Parking

There is private, off-road parking available for one car (occasionally two on request) with additional on-road parking should you need it.


Babies and children

Babies and children are most welcome at Rockton Mews - please bring your own baby equipment with you.


Dogs

Up to two well-behaved dogs over one year old are welcome at Rockton Mews. Please note, there is an additional fee per dog, per week or short break.


In the Area

Rockton Mews is set in the pretty coastal town of Lynton, deep in Exmoor National Park, meaning it perfectly straddles the desire for a coastal or country getaway. Lynton is a fascinating town, with a touch of Victorian glamour about it. There is a small, quaint cinema that shows the month's biggest blockbusters, as well as some classic films; you can even take your dog to the pictures! The delightful Cliff Railway, which is the world's steepest and longest water-powered railway, leads down to pretty Lynmouth harbour. On a Thursday night you might catch the local fishermen singing sea shanties in one of the local pubs and enjoy fish and chips on the harbour wall any night of the week. You can walk up the unspoilt river Lyn to majestic Watersmeet, a stunning natural landmark with incredible views and wildlife, plus a National Trust tearoom which was originally a Victorian fishing lodge. From Rockton Mews it's just a short walk along The South West Coast Path to the Valley of Rocks, with prehistoric rock formations, majestic sunsets and even a herd of wild mountain goats. This area is a walker's dream, with the Two Moors Way, The Coleridge Way, The Tarka Trail and South West Coast Path all coming together in one place.

Within minutes in a car, you can be on the high rugged moor of Exmoor National Park, or be deep in a prehistoric wooded valley. Exmoor National Park is great for walks but also filled with natural wonders. A short distance beyond the Valley of Rocks is the beach at Lee Bay and beyond that, Woody Bay. Both are lovely walks and boast wild swimming spots, with Woody Bay having a Victorian rock swimming pool and waterfall shower. For seafood lovers the world-class drive over Exmoor to Porlock Weir for fresh oysters is a must; or pre-order and have them delivered. Other top Exmoor spots to visit are the Lorna Doone Valley, Dunster Castle, Dunkery Beacon, which is the highest point in Exmoor, and Dulverton, a traditional moorland village. Lynton and Lynmouth are part of the prestigious North Devon World Surfing Reserve, but you could head further west and discover the fabulous beaches of Woolacombe, Croyde and Saunton Sands. Or make a beeline for Ilfracombe and catch the sea safari, for dolphin and seal spotting tours.

Beautiful place in a stunning setting in a very lovely part of the country.

We spent a wonderful five nights at Rockton Mews over May half term, with our two preteen children. The property was absolutely stunning, especially the open plan living area which boasted the most beautiful sea views. I loved getting up early each morning, before everyone else, to enjoy a peaceful cup of coffee in the window seat overlooking the sea. Upon arrival, we were welcomed with wonderful treats, including a treat box for our dog and fresh bread and many other fresh provisions including milk, butter amongst other things. It made us feel very welcome and immediately at home. The owner, who also owns the property next door, was there briefly on the first and second day, messaged us to offer advice on local restaurants and walks, which was most appreciated. It was the perfect blend of being helpful but also giving us the privacy to enjoy the peace and solitude of the house. We enjoyed some wonderful walks, including Valley of Rocks, which is a breathtakingly beautiful walk right along the cliffs overlooking the sea behind Rockton Mews. We also enjoyed a long, peaceful walk at Watersmeet, immersed in forest and along rivers and streams. Further afield, we drove out to Saunton Sands where our dog enjoyed the huge stretch of truly beautiful beach and sand dunes. And we enjoyed a lovely lunch of fish and chips at the cafe overlooking the beach. The lovely, town of Lynton was a 5-10 minute stroll from the house and offered everything we needed, including a couple of small supermarkets for groceries and some really lovely cafes. We had brunch one morning at Charlie Fridays which was fantastic and took home an Indian take away one evening from The Spicy Mare, which was really fresh and delicious. We had a wonderful week at Rockton Mews.

Rockton is a fabulous Boutique Retreat. Its location in Devon and its position on the side of the hill, overlooking the sea, make you feel like you are on the French Riviera. The interior is fantastic and we had everything we needed for a wonderful week.We will certainly be back.

fabulous cottage, love the upside down arrangement to get views from the lounge over the sea. and so quiet as well. love the re-use of vintage items (we enjoyed 'discovering' unusual cutlery, e.g. british rail forks!). right on the coast path for evening walks. we met the owner, who was really helpful too with guidance on fab places to eat (he was right....) and some good local walks (right again..!). we arrived on Monday and didn't move the car until Sunday covering over 50 miles hiking from the cottage. a real wind down break. thank you.

Good recommendations for local eateries and places for dog walks plus clear directions and instructions for house. Views and sunsets across to South Wales beautiful, as was the snow covered Porlock Hill. Was bitterly cold and raw outside, so always happy to get back to the house.

There is lots to like about this property, stunning location right on the exhilarating coastal cliff path, stylish and quirky interior, comfy beds with lovely bedding and the most generous of hosts.

Fantastic high quality house 2 beds with open plan living space with wood burner on top floor with large windows and stunning views of the sea and Wales in the distance. Two minutes walk from Lynton centre and Lynmouth with excellent pubs and restaurants yet right on Exmoor for walks.
