Located at the tip of the Roseland Peninsula on Cornwall's dreamy south coast, Spinnaker enjoys pride of place in one of the most exclusive locations in the county. Welcoming up to eight people, its spacious interiors perfectly cater to groups of family and friends, wonderful for making cherished memories during much-anticipated get-togethers. It's also dog-friendly, too! Making every moment that bit sweeter, its interiors take luxury living to a new level with every detail thoughtfully considered, injected with exotic flourishes and exuding comfort. Meanwhile, its far-reaching views afford an ever-evolving tableau across tangled trees to the Fal Estuary. Whether you're curled up in front of one of the roaring log burners, sipping a glass of something special in the alfresco hot tub or making the most of the easy access to boutique-lined streets and golden-sand beaches, magical moments will reign here.

Living

Spread out across three floors, the gorgeous living spaces at Spinnaker promise an abundance of space to mingle and relax. On the top floor, a stunning living area with vaulted ceilings and Velux windows is bathed in natural light and boasts beautiful views over the estuary. Inspired by the Orient, it contrasts cool tones and a marbled floor with inky blue statement walls and rich hues, beautifully dressed in exotic furnishings and décor. Beckoning for moments of calm, a cosy armchair and saffron-red sofa topped with plump cushions face a 60" Smart TV, and a partners' writing desk sits in the corner of the room for channelling creativity.

On the first floor, an open-plan living space adjoins the kitchen and dining area. Making the most of the incredible views, where a large, floor-to-ceiling window and glass doors lead out onto a balcony with outdoor seating. For utmost comfort, it features two navy sofas and two armchairs gathered around a glass-topped coffee table. Pretty florals dance their way through the room's decorations and furnishings, while the natural colour scheme reflects the blues and greens of the trees and sea beyond the window. Utterly inviting, this room is a year-round haven, as perfect on balmy summer days on the balcony as it is on atmospheric winter nights curled up in front of its log fire.

Heading down to the ground floor, you will find a cosy cinema room-come-playroom. With beach house vibes, this room is styled with distressed walls and wicker tables and features two sofas draped with striped cushions and throws, and a cosy bean bag lounger. Perfect for gathering together on movie nights, it tempts for laidback hours with your favourite films.

Eating and dining

The contemporary kitchen at Spinnaker is a beautiful, airy room where light from large glass patio doors floods in throughout the year. On sunny days, these doors can be opened onto the enclosed back garden where an outside table and chairs reside for alfresco feasts. A large kitchen island takes centre stage, while either side appliances are neatly framed by pared-back, Shaker-style units for a contemporary take on a traditional design. Equipped with everything you could need, this kitchen also features a coffee machine for delicious morning coffees.

Part of an open-plan design, the kitchen adjoins the living and dining areas to create an oh-so-welcoming space, complete with sumptuous seating and a family-sized dining table. Comfortably seating eight, the farmhouse table is just perfect for entertaining, be it for leisurely breakfasts, pre-dinner aperitifs or hearty family meals. For a soothing soundtrack while you mingle, in-ceiling SONOS speakers ensure you're always accompanied by your favourite tunes.

Sleeping and bathing

Spinnaker's master bedroom resides on the top floor, complete with a vaulted ceiling and full-height apex windows overlooking country and coast. With a super-king bed dressed in fine linens, a two-seater sofa and an armchair, it provides the most idyllic setting from which to relax and peacefully soak up the views. This bedroom also has a dressing and storage area and is decorated with jungle-inspired flourishes that meld with the knotted woodland below. Its ensuite bathroom features vaulted ceilings, marbled tiling and a spacious walk-in shower.

Located on the first floor of this fabulous homestay are two bedrooms. The first, a wonderfully inviting room adorned with pretty florals, has a super-king bed that can be turned into twins. Decorated with bamboo-hued walls and designed with shuttered sliding French doors, this room enjoys direct access to the private garden and offers beautiful views over the Carrick Roads waterways. This bedroom has access to its own bathroom which boasts both a bath with a shower, irresistible for relaxing soaks.

The second first-floor bedroom also benefits from floor-to-ceiling sliding doors with French-style shutters and stunning views, perfect in summer when salt-kissed breezes float through the air and entice you seaward. It features a king-size bed, an integrated wardrobe and matching bedside tables, and enjoys a nautical theme that nods to Spinnaker's location above one of the most stunning stretches of coast in the UK. This bedroom has its own ensuite with a walk-in shower.

On the ground floor you will find Spinnaker's fourth bedroom with its own private ensuite. A spacious room with shuttered glass doors leading to the garden outside, this room is a welcoming haven with its calming green tones and wicker furnishings. Dressed in super-soft linens and with an Orient-inspired headboard, its super-king bed is a zip and link which can be turned into two single beds. Its ensuite bathroom is designed with marbled tiles and a walk-in shower.

All bathrooms come with a heated towel rail and are equipped with fluffy towels. In addition, there's a ground floor guest toilet.

Outdoor space

Spinnaker brings the outside in with full-height windows, sliding doors and balcony space. It also boasts a fantastic walled garden which has been beautifully landscaped with tiered lawns and terraces bordered by shrubs and manicured flower beds. Step outside to take up a spot on the lawn for moments of yoga or luxuriate on one of the loungers with your latest page-turner. While you relax, the little ones and young at heart can let off steam with a game of table tennis on the lower terrace.

As the sun dips, gather together around the outdoor table and chairs for a feast alfresco, or settle around the firepit as a warming fire casts its amber glow. For ultimate enjoyment, an outdoor shower and hot tub also await under a sheltered wooden pergola on the top terrace. Comfortably accommodating six, Spinnaker's hot tub is just divine for atmospheric soaks both under a beaming sun and star-studded night sky.

We know how gorgeous our retreats are, but don’t just take our word for it – here’s what previous guests say about Spinnaker:

Excellent location in luxurious accommodation that catered for all age groups

A stylish and comfortable house just up the (steep) hill from the lovely village of St Mawes where we enjoyed meals every night in the local restaurants.

What an amazing retreat to celebrate a family birthday. The first thing we noticed was the view, we never tired of it! The tiles that ran all through the property & outside made it feel very Mediterranean. We were exceptionally lucky with the weather so we managed to make the most of the outside space & ate out there practically every meal. A very comfortable & luxurious place to enjoy what Cornwall has to offer, which is a lot!. St Mawes is beautiful with plenty of good places to eat & have a relaxing drink or coffee. Delicious fish & chips from the Watch House window. The immediate hill down is very steep but the longer route via the castle ( worth a visit) is more gentle. Great to be able to pop over to Falmouth on the ferry for a spot of shopping . Lovely dog walks in the area too. We had a wonderful stay & would love to return one day. Thank you

Wonderful retreat with comfort in mind and views to savour. Enough space to accommodate seven adults and a baby with ease. We had a wonderful break.

Spinnaker is a lovely house to gather in with family and friends. St Mawes is within a short walking distance of great restaurants and pubs as long as you don't mind walking back up a steep hill afterwards. We stayed for a long weekend with ages ranging from 6-70 and there was plenty of different things to occupy us all.

Lovely house - really works well for 4 couples. Loads of space and terrific views, and only a short walk into town with a good number of shops, pubs etc. Also all the locals in St Mawes were really friendly!

A beautiful house for a family 30th wedding anniversary … the facilities were super and the house beautifully clean. We’ve already booked our next break through you! Thank you

Fantastic location and the facilities were brilliant for a multigenerational holiday accommodating both teenagers and grandparents. There are lovely walks accessible straight from the front door, plenty of nice places to eat in St Mawes and easy to take trips via the ferries from St Mawes Quay.

Excellent stay at a beautiful property

A fabulous house in a beautiful location; we were extremely comfortable and the view of St Mawes harbour was spectacular. Thank you!

Stunning property with amazing views and everything you could wish for. St Mawes is a beautiful little village with some great places to eat.

A totally gorgeous retreat. Very special with lots of space for extended family to enjoy their own space. The windows on the top floor that turn into a sort of balcony were quite superb!

Such a wonderful location and beautifully designed house, the views are unparalleled and the interior design is sumptuous and beautiful. The facilities are fantastic - hot tub, proper table tennis, cinema room - and on May 25th in the early evening I recorded 24 different bird species from the balcony! Without question the most perfect holiday location and accommodation I’ve experienced.
