Living, eating and dining
From the piano that greets you at the front door to the welcoming flow of the open plan living and dining area, this beautiful home is sure to sweep you off your feet during your stay.
Sink into the velvet touch of one of the two sumptuous sofas, each adorned with bright and beautiful cushions, or opt to settle on a vibrant armchair where moments of cosy conversation await. Whether you plan to catch up on your favourite TV series or escape into your holiday read, this snug space beckons for luxury living in Boutique style.
A handsome wooden dining table, which was made at a local forge and boasts ten Cox & Cox wicker chairs, sits behind the living area, providing an extended space in which to spend time with loved ones, be it over an indulgent evening meal or a meandering morning infused with the tendrils of coffee and the promise of the day ahead. A stunning statement wall reaches behind, crafting a charming space you won't want to leave.
At the opposite end of the beam-topped room, a modern kitchen awaits. Quartz worktops with sage-toned cabinets meld into a calming space in which to create your culinary delights - a task made wonderfully simple with an integrated induction hob, two single Bosch ovens, Smeg fridge freezer and integrated dishwasher. Gather at the gloriously large kitchen island as you chat the day away or turn your attention to the Nespresso machine for a perfectly roasted brew.
Opposite the oh-so-welcoming living area, you'll find a sleek utility room, complete with a sink, washing machine, tumble dryer and space for all your coats and boots, as well as a downstairs water closet.
Upstairs, vaulted ceilings and rich tones set the scene for the entertaining games room, which promises hours of fun with a pool table, retro style football table, and another wall-mounted TV. A beckoning chaise lounge offers a cosy corner in which to watch the games unfurl.
As this is a traditional and charming homestay with period features, please bear in mind that the ceilings are quirky and low in places.
Sleeping and bathing
Great Budds Oast promises five exquisite bedrooms where only the sweetest of slumbers reside.
The master bedroom can be found on the first floor in the incredible front roundel. Warmth wraps around the circular room through natural toned walls and the arresting hue of the deep green freestanding roll top bath, which promises indulgent relaxation before bed. The dreamy super king bed draws the eye with plush pillows and a towering headboard - along with a deep ochre quilt and cushions, adding a sweeping splash of colour to the space. A heated towel rail ensures the fluffiest of towels, while a vintage dressing table and statement mirror provide a serene spot to get ready in the morning or reflect on the day before settling into your oh-so-sinkable bed. You'll find an en suite and hanging storage adjacent to the room, with gorgeous, exposed brick and wooden detailing. The stone basin is simply stunning and pairs perfectly with the natural essence of the space.
Downstairs, the second bedroom also boasts its own roll top bathtub, this time in a magnificent red, which parallels the other finishing touches found throughout the room, from plush cushions and a striking rug to the bright, berry-hued bedside and dressing tables. The king size bed, featuring a beautiful floral headboard, beckons for restful repose, whilst French doors open out to the luscious garden with a manicured lawn and climbing trees. An en suite water closet with a basin and heated towel rail ensures you have everything you need.
The third roundel, which can be found on the first floor enjoying views over the surrounding greenscapes, continues Great Budds Oast's lavish mix of earthy walls and vibrant blush and emerald furnishings. From the deliciously cosy king size bed to the en suite shower, toilet, and heated towel rails, you'll want for nothing during your stay.
Beautiful, vaulted ceilings with exposed beams craft a truly spellbinding aesthetic in bedroom four, which boasts a zip and link bed that can be used as two singles or a heavenly super king oasis. A sleek, vintage dressing table and stunning window-style mirror draw the eye around the room, while vintage artwork adorns the neutral-toned walls. Curl up under the blush pink blankets and gaze out of the window at the billowing trees beyond - slow mornings are a blissful must at Great Budds Oast.
Bedroom five features traditional exposed beams and sumptuous earth tones across the king size bed, crafting a deliciously peaceful space in which to drift off. Bedrooms four and five share a fabulous jack and jill bathroom, which boasts the same neutral tones with splashes of emerald green throughout. This space enjoys a striking combination of traditional features and modern accents, from the sleek, black, walk-in shower to the wooden detailing that winds its way around the room.
Outside space
Surrounded by Kent's exquisite countryside, Great Budds Oast promises a myriad of outside spaces to enjoy. The outdoor heated swimming pool (heated between the months of May until the end of September) promises many magical moments, whether you want to linger on one of the oh-so-comfy loungers, sip cocktails in the wicker seating area, or bathe in the refreshing waters as you take in your verdant surrounds. A large wooden table with ten chairs enjoys a serenely peaceful setting, with a Weber charcoal BBQ and firepit adding a spark to your al fresco moments. You'll also find a giant chessboard, tennis court, croquet lawn, and table tennis, offering an endless array of activities with which to pepper your stay.
Please note, some pathways at Great Budds Oast are historic and uneven in places, so do take care and be mindful of your footing.
Babies and children
Babies and children are most welcome at Great Budds Oast. A travel cot, highchair, and stairgate are available on request.
Dogs
Up to two dogs are welcome at Great Budds Oast. Dog bowls and towels are available on request, and there is an outdoor hot and cold shower for those all-important post-walk washes.
Parking
There is a gravel driveway for up to five cars.

History-lovers will adore the likes of Ightham Mote, Chartwell House, and Hever Castle, while the green-fingered amongst you will delight at the vibrant sights found at Knole Park and Emmetts Garden.
