With four bedrooms, the main house welcomes parties of eight, alongside the romantic addition of the Barn which welcomes two guests. Perched over one of England's largest lakes, and nestled between one of Cumbria's most beloved fells, Outrake Farm is perfectly positioned for wandering the endlessly atmospheric landscapes the Lake District has to offer. Whether you're yearning to reconnect with nature with rejuvenating early morning dips or daydreaming of nights spent stargazing from England's highest peak, withdraw from reality and delve into homestay heaven at our beautiful country bolthole.
Special lower occupancy rate
A special lower occupancy rate applies outside of school holidays, peak weeks, bank holidays, Christmas and New Year.
At Outrake Farm the discount is 20%, and this is on the basis that you will just have use of the four bedrooms in the main house. The Barn would be excluded for your stay.

Living and Eating
Drawing inspiration from the surrounding scenery with quirky beamed ceilings and natural stone walls, discover a homely blend of rustic and contemporary touches in the cosy sitting room, where you'll find ample seating for the whole party. The charming wood-burning stove takes centre stage and is the heart of the home, promising a poetic embrace for all who gather round. Tucked in the corner and resting on a statement cowhide rug, the chic mid-century writing desk provides both a tranquil work from home space and a newspaper nook, whilst the grand Kawai piano beckons the musical maestros. Whether you're unwinding on the comfy velvet chaise, snoozing as golden hour sun streams through the windows, or curiously peeking through the telescope into the small hours, this magnificent space promises a sanctuary for escaping reality.
For entertainment, inside the beautiful bespoke cabinet you'll find a Smart TV, along with a bookcase filled with an eclectic array of novels and guides. Additionally, a selection of both retro and modern board games is hidden within the rustic coffee table.
For those looking for a quiet spot to withdraw, discover the thoughtfully curated snug next door, filled with eye-catching interior pieces, including an elegant terracotta sofa made for stretching out in style, and an ivory tufted ottoman. In addition, you will find a TV and a radio to keep you company.

In The Barn, the stunning open-plan living space is an aesthetic dream, effortlessly stylish with a snowy-white rug, bespoke coffee table, and statement pendant lighting. Settle around the flickering Pioneer wood-burning stove in the colder months, enjoy leisurely lunches around the table for four, or while away afternoons gazing over Coniston Water while your staycation soundtrack serenades from Bose speakers. At the opposite end of the room, the darling kitchen in inky tones, is complete with a rustic butcher block island, a custom wine rack, and a Belfast sink. In addition, you'll find an oven with a hob, a Smeg fridge, and a dishwasher.
In the laundry room of the main house, you'll find a washing machine and tumble dryer.
Sleeping and bathing
You'll find five equally alluring bedrooms to choose from at Outrake Farm.
Uncover the powder-pink master bedroom of dreams, boasting spellbinding views, a romantic feature fireplace, and dark wood flooring. With muted paisley textiles and rustic rugs, this boudoir is a wonderful space to unwind. A French rattan king-sized bed topped with luxurious linens and plump pillows tempts for the sweetest of slumbers, whilst two blush pink armchairs await for moments of quietude. Additionally, you'll find two antique bedside tables, a gorgeous vintage vanity unit with a mirror, and a wardrobe for storing your belongings.
The heavenly en-suite with olive toned wood-panelling invites with both a beautiful walk-in shower and a freestanding bathtub for two, the most enchanting setting for misty evening soaks admiring moody lakeside scenery by candlelight.
The darling second bedroom with a brass iron king-sized bed is equally charming, with an exposed stone feature wall, an original fireplace, and golden tones throughout. Settle on the darling occasional chair, resting beside a charming vanity unit, whilst a quirky hanging rail provides additional space.
In addition, the en suite with vibrant yellow primrose wallpaper and pearly tiling has a large walk-in shower.
Overlooking The Barn, the calming third bedroom with a king-sized bed is set amidst stunning stone walls. In effortless elegant neutral tones, here you'll find a slate window seat made for gazing out onto country scenes, and two sophisticated bedside tables.
Through the adjoining door, you'll find a stylish 'Jack and Jill' bathroom with a monochrome tiled shower and sweet alcove feature sink which leads to the quirky bunk bedroom.
With fun and vibrant ivy print Sanderson Hedera wallpaper, this space promises the sweetest of bedtimes for the little ones. You'll find a further single bed, a bedside table, and plenty of underbed baskets and hooks for storage.
In The Barn, take the floating wooden staircase to uncover the mezzanine bedroom tucked away in the eaves, a neutral dream finished with an inviting king-sized bed dressed in soft shades of mochas and creams, a Mid-century leather rocking chair with a side table, and an oak chest.
A soothing wooden-clad spa-esque en suite awaits, complete with a large shower and rustic sink.
In the main house there is an additional walk-in shower, wonderful for rinsing muddy paws after long days exploring the magical fells and creeks beyond the retreat.
Outside space
With epic lakeside scenery, wild orchards to wander, and adorable vegetable patches, Outrake's vast yet perfectly private garden space charms and enchants. On the spacious terrace sits a large outdoor dining table for indulgent alfresco dining on sun-soaked days, along with a separate seating area for admiring the awe-inspiring vales beyond. Rural bliss awaits in the winding lawns surrounding the farmhouse, an arcadia for care-free children.
Parking
There is ample private parking available at Outrake Farm.
Dogs
Up to three well behaved dogs are welcome at Outrake Farm. Please note, there is an additional fee per dog, per week or short break.
Babies and children
Babies and children of all ages are most welcome at Outrake Farm. You will find both a travel cot and a highchair, as well as bamboo dinner sets and cutlery.

Settled close to the quaint village of Coniston and overlooking the beautiful Coniston Water, Outrake Farm is perfectly positioned for adventure dreamers looking for a dose of countryside escapism amongst the rugged peaks, vast greenery, and otherworldly lochs and fells of the Lake District. Close to Outrake Farm, you'll find a range of fine eateries, cafés and country pubs, such as The Ship Inn a ten-minute stroll away, serving wholesome comfort food in a relaxed atmosphere, whilst the ambient Steam Bistro offering a delectable menu crafted with produce from local suppliers. Make the short drive to Ambleside to discover the Michelin-starred Old Stamp House, where quirky fine dining menus are influenced by the culturally rich landscapes of the Lakes. Alternatively, The Samling grants stellar views across Windermere and serves bold flavours sourced from their own gardens and surrounding woodland.
