The Surrey Hills unfold with infinite wonder, through the ancient beech trees and sunken lanes, a network of scenic forest walking routes straight out of the door, including the Greensand Way and the TIllingbourne Loop, and awe-inspiring views and hikes up to Leith Hill Tower and the Tillingbourne Waterfall. Living
A cosy and thoughtfully designed room to settle down and unwind, the living area is a picture of fairytale charm. Exposed brick, antique furniture, stripped pine floors, taxidermy and an alluring collection of artwork come together to create a sultry, cocooning space for winding down. A wood burning stove sits within an exposed brick fireplace and the expansive log store will keep you warm in the cooler months. Beneath the window and pretty antique pine shutters sits a large charcoal velvet sofa, comfortably seating three, paired with a two-seater green velvet Chesterfield opposite, both adorned with cushions and throws in a rich mix of natural textures and sheepskins from the family farm. For entertainment, you'll find a Smart TV and a Marshall speaker for soundtracking your favourite staycation playlists.
Offering an idyllic light-filled space to focus or gather some quiet time, a downstairs study beckons with a dreamy outlook, complete with a writing desk and ample storage.
Eating and dining
The heart of the home bathed in natural light, the kitchen and dining spaces have been thoughtfully designed to create a harmonious area for cooking, dining and socialising. Trailing plants drape decadently from rustic beams, while a bespoke oak dining table lies beneath antique chandeliers for atmospheric mealtimes. Comfortably seating up to seven, an antique monk's bench and four dining chairs set the scene for pared-back brunches and indulgent feasts alike. Beyond the dining space, uncover the well-equipped kitchen, featuring an electric Everhot cooker with an induction hob and hotplate, a full-size fridge, freezer, dishwasher, microwave, pull out larder and Nespresso Original coffee machine. To keep dinner pairings perfectly chilled, there's also a wine cooler.
The sweetest spot to reside as dinner preparations take place, you'll also find a relaxed seating area within the kitchen, with a tan Chesterfield sofa, rustic armchair and a charming wood-burning stove. The cosiest scenes unfold in the cooler months, with a discreet Smart TV offering effortless unwinding. Relish the best of indoor-outdoor living on blue-sky days, with patio doors that lead out onto the sunny courtyard.
In a separate utility room, a washing machine awaits, with the addition of an indoor kitchen maid, and an outdoor washing line for air-drying laundry.

Vintage artwork adorns the walls, while antique mirrors and an elegantly upholstered Victorian nursing chair complete the scene of timeless perfection. For stowing belongings, uncover two large wardrobes, bedside tables and a chest of drawers.
Bedroom two is equally charming with a king size bed draped in layers of soft floral linens. A peaceful space to rest and unwind, verdant vistas of the hills and woodland garden lie beyond the windows, complemented by a padded rustic bench and twin tallboy chests of drawers.
The first-floor bathroom is made for slow, restorative self-care rituals, with a large shower, freestanding slipper bath and a large oak reclaimed vanity, all in a classic design that sits in harmony with the mesmerising views beyond the window. Underfloor heating and a heated towel rail add a touch of warmth to morning showers and indulgent, bubble-topped soaks.
Tucked in the eaves of the top floor, the third bedroom welcomes slow, restful nights, with a zip-and-link king size bed that can be arranged as two small singles on request, making it the perfect hideaway for little ones. A built-in wardrobe, drawers and cupboards provide ample storage, alongside a rustic writing desk. Offering further flexibility, a fourth bedroom resides across the hall, complete with a bespoke handmade single daybed and built-in cabinetry for stowing belongings.
On the same floor, a bijou shower room can be found for your unhurried morning routines. An additional WC can be found on the ground floor for added convenience.
Outdoor space
From dawn until dusk, a collection of spellbinding outdoor spaces awaits at Occia, inviting you to take in the true beauty of the Surrey Hills from every angle. Beyond the kitchen, a characterful courtyard filled with potted plants and trees promises a secluded space for alfresco dining, centred around an oak garden table with seating for six. As night falls, twinkling fairy lights adorn the courtyard, transforming it into a magical setting for evenings cocooned in cosy blankets. Beyond the courtyard, a tiered garden with a Victorian greenhouse stretches across the hillside, offering a choice of tranquil corners to enjoy. Begin the day with morning yoga with a forest backdrop, before basking in the summer sun in the plantation chairs. At the top of the garden, uncover the summer house, a wooden sanctuary that offers a peaceful nook for writing retreats or unwinding into a literary lullaby. Take in the scenery with golden hour tipples beside the summer house, the last place in the village to catch the sun as it sets over the ancient beech trees on the hill. After dark, gather beside the warming glow of the firepit, listening to the soothing sounds of nature. Parking
You'll find private parking for one large or two small cars at Occia in front of the garage. Additional on-street parking can be found on the lane in front of the retreat.
Babies and children
Babies and children are most welcome at Occia. A travel cot with mattress, highchair and stairgate are available on request.
Dogs
Up to two dogs are welcome at Occia, dog bowls and towels are provided. Please note, there is an additional fee per dog per week or short break.
