We're delighted to welcome you to our first retreat in the stunning South Downs National Park, a glorious, sprawling red brick homestay complete with five bedrooms, a swimming pool, a wild flower meadow and extensive grounds to explore.

Step inside and you'll discover a palatial family home that's made for larger get-togethers and it's dog friendly too. With its raised south facing location, Rosalie is a sun trap all day round with beautiful sunsets across the valley - when the sun shines, you'll feel like you've been whisked away to the Mediterranean! The views are spectacular, looking across to the renowned Devils Dyke which feels like an extension of the garden.

Surrounded by the beauty and peace of a National Park yet just a short drive from the bustling seaside town of Brighton, this is a fabulous escape less than two hours from London.


Living

As you would expect from such a spacious home, there's plenty of space for everyone to relax. The main sitting room, open plan to the dining room, is a joy and comes complete with dreamy open fire. Two comfy sofas and armchairs nest together in front, creating a wonderful space for everyone to come together. There's a Smart TV too, plus three SONOS speakers with Alexa and a mobile echo dot speaker to play the soundtrack to your holiday.

In addition to the sitting room there's a wonderful snug with large corner sofa and Smart TV, perfect for younger ones or if you want a quiet space to watch a film or catch up on a favourite box set. A DVD player and Netflix are available plus there's a Nintendo Wii with games.

A separate study with sofa and armchair provides a tranquil space, so if you need to catch up on some work, check emails or write that book you've always been meaning to, you can.

Take the stairs up from the first floor and at the top of the house you'll discover a fabulous games room, complete with 7ft pool and air hockey games table. There is also a wonderful TV area at the other end of the room with a sofa and bean bags to watch movies on.


Eating

The kitchen at Rosalie is a chef's dream, complete with Rangemaster cooker with two ovens and a five-ring induction hob and plenty of granite and wood workspace, including a large central island complete with breakfast bar. In addition, there's a dishwasher, microwave, two fridges, freezer and all the other essentials including a Nespresso coffee machine, plus surprising extras such as a Magimix, toastie and waffle machines and a blender. There's even underfloor heating to ensure toes are kept warm!

At the far end of the room there's an informal kitchen table that can be extended for up to ten people, nestled by a wood burner so perfect for wintery getaways, whilst windows can be opened to let the gentle summer's breeze waft through on warmer days. For more formal occasions, the gorgeous dining room lies next to the sitting room and boasts a beautiful table and chairs for ten, plus views out of the window. This is a lovely spot for celebration meals or dinner parties.

In addition, there is a utility room complete with washing machine and tumble dryer.


Sleeping

There are five beautiful bedrooms to choose from, two of which are en suite, all set on the first floor.

Take the stairs up and the first bedroom to appear is a beautiful double, with gorgeous dual-aspect windows overlooking the garden, plenty of wardrobe space, a dressing table, original feature fireplace and a cosy chair to relax in!

The second bedroom is a sweet twin room, perfect for little ones. With a desk and gorgeous dual-aspect windows, this is a light, spacious room.

The third bedroom is another cute twin room with monkey wallpaper, perfect for children. There's excellent storage space in this playful room too.

The fourth bedroom is oh-so-romantic in gentle shades of yellow and blue. With a super comfy super king-sized bed, gorgeous garden views, ottoman, dressing table and plentiful wardrobe space, it also benefits from its own slipper bath and shower room as well as air conditioning.

The fifth bedroom is just charming and comes complete with a king-sized bed, en suite shower room and its very own balcony overlooking the garden - the perfect spot to relax and take in the breath-taking views.


Bathing

As well as the ensuite bathroom and shower room, there are two further shower rooms - one can be found on the landing on the stairs, whilst the other sits next to the single bedroom. In addition, there's a downstairs shower room which is handy for showering down after a swim in the pool. All come with heated rails to ensure towels are kept warm and fluffy.


Outdoor space

Rosalie has the most beautiful garden, perfect for lazy afternoons and for keeping little ones entertained. The garden is a haven for wildlife with butterflies, dragonflies and even resident tawny and small owls as well as soaring birds of prey including buzzards, kites and kestrels.

As well as the stunning heated swimming pool, there's a 10-seater wooden table with eight chairs and a bench and a large gas barbeque for alfresco meals. In addition, there are two sun loungers and two deck chairs, plus an outdoor sofa for six, perfect for lounging around the pool. Once the sun sinks low, there's a built in fire pit in the vegetable garden with a bench and canvas chairs for seating up to 10 - perfect for sundowners and toasting marshmallows! In addition, there are football goals, a trampoline, a croquet set as well as a mud kitchen and swings for children plus a wonderful flat lawn to play games on, plus a full-sized table tennis will be set up for you.

A stunning summer house lies in the field looking out over the fabulous wildflower meadow field and pond, offering another space to relax, complete with a large comfy corner sofa and seating, sink and mini fridge to keep drinks cold as well as numerous board games. The summer house benefits from Wifi and a Bluetooth speaker. There is also extra seating outside. In addition to this there are several benches which offer peaceful reading spots with beautiful views dotted around the property which capture the sun throughout the day.


Parking

There is plenty of off road, private parking.


Babies and children

Babies and children are most welcome at Rosalie. A travel cot and highchair can be provided on request.


Dogs

Up to two dogs are most welcome at Rosalie. Please note, there is an additional fee per dog, per week or short break.


In the Area

Set in the stunning South Downs National Park and surrounded by exquisite countryside, you needn't step into a car to experience this lovely area. There are plentiful walks on this retreat's doorstep, with the South Downs Way and Devils Dyke just a short stroll away. Pop in the car and head to Brighton for amazing places to eat, fabulous independent shops and the iconic waterfront and pier - just 15 minutes away by car. Other places of note include Sheffield Park, perfect for walks, the Bluebell Railway, a lovely steam train that kids and adults alike will enjoy, Lewes Castle, Petworth House and Arundel Castle for lovers of history. The stunning Seven Sisters Country Park is perfect for walks and of course the extensive south coast is a must too, dotted with fabulous beaches including Shoreham and Lancing.

Rosalie was a wonderful retreat for our extended family of 8 adults and three grandchildren under 5. We had mixed weather for the first week in mid July but the second week was hot and sunny throughout and we were able to make full use of the lovely heated outdoor pool, and dine outside in the evenings. The grandchildren loved harvesting new potatoes and runner beans from the garden which were delicious. The garden is beautiful as well as productive, with a huge, well-kept lawn to play on. The house is very comfortable (excellent mattresses) and well provided with glassware, crockery etc. The air conditioning in some bedrooms was very welcome on the hotter nights.

You won't be disappointed!

This was such a beautiful house, garden and swimming pool . It caters for all your needs. We felt like welcomed guests in a much loved , family orientated home . It was the perfect venue for a family celebration, husbands retirement and daughters birthday. A true oasis calm and comfort. A short walk to the local pub and just 30 mins drive to Brighton should you want something more. We were very sad to leave and really hope to go back again.

Amazing location and beautiful house. Felt instantly at home and looked after. Highly recommended.

We had the best time staying in Rosalie this summer. The house and the grounds are absolutely spectacular. It was especially nice to have so many options outdoors for the kids (large garden, pool and a treehouse and mud kitchen). The house is cosy and warm - yet very spacious. We were travelling in a large group with 7 adults and 3 children and there was always space to escape. Everything was very clean and to good standard. The host is very friendly and was always reachable. We will definitely come back and booked already for next year. It is the perfect countryside escape and we all loved it.

We stay in lots of luxury places in the UK and Rosalie was by far the best!
