Delightfully positioned on a working farm, this stunning red brick retreat is a quintessentially Herefordshire home that offers a luxurious escape that's surrounded by open, rolling countryside as far as the eye can see.

Step into the grand hallway and you'll discover lots of living space, whether it's being tucked up by the warming wood burning stove, playing a game of Pool or watching a film. The kitchen and dining room offers the perfect opportunity for dinner parties and celebrations, whilst climb the stairs and you'll find a plethora of cosy bedrooms to choose from, four of which are en suite.
Outside, there's lots of garden to call your own with outside dining, a wood-fired hot tub and lots of lawn for games.
Set within the countryside yet close to the pretty city of Hereford, there's plenty to do, from country walks to exploring the wonderful towns such as Leominster, Ludlow and of course iconic Hay-on-Wye which lies nestled on the border with Wales.
Special lower occupancy rate
A special lower occupancy rate applies outside of school holidays, peak weeks, bank holidays, Christmas and New Year.
Option one offers a 20% discount for parties of 4 guests or less. At this rate, the Master bedroom 'Oak' and bedroom 'Beech' (excluding the bunk beds) will be available for you.
Option two offers a 10% discount for parties of 6 guests or less. At this rate, bedrooms 'Cedar', 'Willow' and 'Walnut' will be available for you.

Living
As you would expect for such a grand house, there is plenty of living space for everyone, whether you want to gather together or find your own space for a while.
The living room is a cosy space with a flickering wood burner, sofa, armchairs, and a Smart TV - the perfect space to retreat to any time of day or night. In addition, there's also a spacious sitting room with sofas, large coffee table (perfect for board games) - a perfect retreat to retire to after dinner with drinks.
The games room has a fabulous Pool table, love seat and wine chiller, with French doors leading out to the courtyard and garden. A Bluetooth speaker is available for your favourite playlists. An amazing cinema room comes equipped with a huge corner sofa and a 75" Smart TV for catching up with your favourite box sets and films.
In addition, there's a cloakroom with loo, shower for washing muddy dogs and a rail for drying wet gear, whilst should you need to catch up on some emails or work, there's a small study area underneath the stairs.
Eating
The fabulous kitchen and dining room are just made for entertaining. With underfloor heating throughout, this space will always be cosy warm whatever time of year you choose to stay.
The country-style yet oh-so-modern kitchen is fully equipped with everything you could possibly need beneath its shining white surfaces, such as the three eye-level ovens, five ring hob, Samsung American fridge/freezer with water and ice dispenser, two dishwashers plus all the other essentials a professional chef might desire. There's also a handy breakfast bar which is perfect for snacks on the go, or simply a great perch to watch the cook at work (preferably with a glass of something in hand).
In addition, there's a utility room with washing machine and tumble dryer.
The magnificent solid wood farmhouse dining table is set in its own room with seating for fourteen, so perfect for formal dinner parties, laid-back lunches and even Christmas dinner! You can also gaze out of the window with its lovely countryside views and glorious sunsets whilst listening to your favourite tunes on the Bluetooth speaker.
Sleeping and bathing
There are six stunning bedrooms to choose from.
Lying at one end of the house, 'Oak' is the glorious master bedroom and is just a dream to escape to at the end of a busy day exploring. Step inside and you'll find an oh-so-comfy super king-sized bed plus a gorgeous freestanding London Encaustic metal bathtub set by the window - perfect for a long, bubbly soak. In addition, there's a chest of drawers, dressing table, chair and clothes rail plus an en suite shower room.
Adjacent to this room is 'Beech', a family room, or kids' room, which benefits from a zip and link bed along with built-in bunk beds and an en suite shower room with twin sinks. Children love having their own secret staircase from this room which exits into the downstairs utility room, creating an ideal set-up for families with older children as they can have their own section of the house with access to the games and cinema rooms without disturbing the grandparents!
At the other end of the house, you'll find the four additional rooms.
'Cedar' is a delightful room in shades of grey and white with a luxurious king size bed, dressing table, chest of drawers, clothes rail, use of shower room.
'Willow' has a zip and link bed, meaning it can be set up as twin beds or a super king-sized bed, for flexible sleeping arrangements. It also has a lovely dressing table, occasional chair, clothes rail, chest of drawers and a lovely en suite shower room.
'Walnut' also has a zip and link bed, so can be twins or a super king-sized bed. It also has a chest of draws, dressing table, occasional chair, clothes rail, and en suite shower room.
'Maple' is a super-sweet bedroom with handmade built-in bunk beds (the top bunk is suitable for children aged six years or more), with drawers, wardrobe, and a built-in desk. This lovely bedroom has use of the family bathroom with twin sinks, bath, and shower.
All the beds come swathed in luxurious linens, bedding, throws and cushions to ensure a deep nights' sleep. The family bathroom and en suites have heated rails to keep towels warm and fluffy, and all showers have rainfall heads plus second moveable handset shower.
Outdoor space
Brick House Farm is blessed with lots of outdoor space, making it a perfect getaway all year around. There's a delightfully sheltered courtyard that's enclosed and gated, home to a 14-seater table set under a pergola with gorgeous, ambient lighting. In addition, there's a Weber charcoal barbeque for alfresco cooking and of course the wonderful wood-fired hot tub for blissful lounging as the sun sets and the stars appear.
A pretty terrace lies to the back of the house with stunning countryside views. Here you'll discover a seating area with coffee table and four sun loungers - the perfect spot for lazy sunny afternoons. Of course, there's also a stretch of lawn, ideal for picnics or games of football, croquet, volleyball and badminton - you'll find all the equipment kept in the hallway.
Parking
There's plenty of off road, private, secure parking.
Babies and children
Brick House Farm welcomes babies and children. Two highchairs, two travel cots and stair gates can be provided on request.
Dogs
Up to two adult dogs are most welcome at Brick House Farm. A dog towel, dog bowl and dog treats are provided, along with a dedicated dog wash area. The garden is fully enclosed, but dogs must be kept on a lead outside of the garden as it is a working farm. Please note, there is an additional fee per dog, per week or short break.
WiFi
Brick House Farm has WiFi so if you need to stay in touch with the outside world, you can.
In the Area
Brick House Farm benefits from being wonderfully located to explore city, town, and country life - whatever your passion may be for the day! Hereford is a wonderful city to explore with a pretty cathedral, great places to eat and lots of amazing shops to curb any itch for retail therapy. Head into the countryside and discover market towns such as Leominster, famed for its variety of antique shops, or Ludlow, home to the oldest food festival in England and a must for foodies with a plethora of eateries and fabulous shops. The amazing book capital that is Hay-on-Wye is a short drive away too, whether you're visiting for the iconic literature festival or simply to spend hours in the numerous bookstores that line the streets. If you fancy some fresh air, there are plenty of amazing walks, from the Offa's Dyke Way to Hay Bluff and the Black Mountains which lie right on the border between England and Wales. You're also not far from the Shropshire Hills, an AONB and well worth a visit for memorable hikes and strolls.
