Blending modern luxuries with traditional farmhouse charm, our luxury retreat resides on the fringes of Exmoor National Park. Welcoming eight guests and up to three dogs, Cruwys Ball Farmhouse invites for memorable getaways with family and friends, with two sitting rooms which feature cosy wood burners, a snug for cinematic entertainment and a large, inviting kitchen and dining space for social gatherings. Offering flexible sleeping arrangements, three bedrooms feature zip-and-link beds, with the addition of ensuites in both the master and fourth bedroom. A fun space for little ones, there's a further bedroom with bunk beds, with the addition of built-in TVs. Inviting sun-soaked days and dreamy star-lit nights, the outdoor space has been designed with gathering in mind. Uncover a large dining table for grilled alfresco feasts, and a heavenly outdoor pool, perfectly heated for balmy dips at dusk. Please note the pool is available from April - September. Enjoy awe-inspiring hikes on Exmoor, and relish the beauty of the natural landscapes, from tor to coast. The iconic Tarr Steps are just a 25-minute drive away, while Dulverton charms with its summer farmers market and delicious eateries, such as the award-winning Woods and riverside pub, The Bridge Inn. Pine Lodge Riding provide horse riding experiences across the National Park, with rides for all skill levels. For history enthusiasts, Tiverton Castle and the National Trust's Knightshayes Court are situated nearby, while for award-winning gin and rum, the Exmoor Distillery lies on the outskirts of Dulverton.

Living

Discover endless spaces to relax an unwind at our luxury Devonshire home. A picture of farmhouse perfection with traditional beams and natural stone, the reception room offers a warm welcome to begin your retreat in style. Adorned in cushions and throws in verdant tones, you'll find a comfortable sofa and armchair beside the wood burning stove set within an inglenook fireplace. Sink into the calming embrace of the corner sofa in the second sitting room, which features another handsome wood burning stove and large Smart TV. Settle fireside with your latest page turner and immerse yourself in a world of calm as the gentle warmth and soothing crackle of the fire invites you to savour life's simple luxuries. For cinematic evenings, retire to the snug, where a Smart TV rests before a tan leather sofa, offering effortless comfort. The TVs in both the sitting room and snug come equipped with Sky Movies and Sky Sports.


Eating

Step into the spacious kitchen and dining area, where a farmhouse style kitchen and island reside in rich earthy tones, topped with a marble quartz worktop for a sleek and luxurious finish. Three bar stools rest at the far side of the island, inviting soothing breakfast scenes. Uncover everything you could possibly need to prepare decadent feasts, with a double Miele oven, vented induction hob, and integrated dishwasher and fridge with a freezer compartment.

Beside the dining space is an integrated coffee station, with a Miele bean-to-cup coffee machine ready to craft barista-quality beverages, from creamy morning lattes to espresso-infused tipples after dusk. In addition, you'll find a large built-in wine fridge to keep your evening pairings perfectly chilled. A bespoke dining nook offers plenty of space to gather and dine, with relaxed bench style seating with cushions for added comfort, complemented by three rustic chairs.

You will also find a washing machine and tumble dryer within the laundry room, in the outbuilding beside the parking area.


Sleeping and bathing

Bathed in soft hues of green and blue, the master bedroom evokes a calming sanctuary for blissful repose. Dressed in cloud-soft linens, a super king zip-and-link bed awaits, with the addition of a cosy seating nook for quiet reflection and TV for leisurely mornings and restful nights. Stow away your belongings in the built-in chests of drawers, with a large walk-in wardrobe and dressing table beyond the ensuite bathroom. A freestanding fluted bathtub promises bubble-topped relaxation, alongside a large rainfall shower.

The sweetest space for little ones to rest, the second bedroom features twin bunk beds with cosy sleeping nooks. Soft LED lighting creates a gentle glow, and each bed comes with its own built-in TV. A handy chest of drawers sits beside the bunks, offering plenty of space to store belongings.

The third bedroom invites soothing slumber, with a zip-and-link king size bed offering flexible sleeping arrangements. A bold tartan headboard sets the tone, paired with cushions and throws in harmonizing hues. Uncover cupboards and a chest of drawers for storage, plus a large mirror for pampering moments.

The second and third bedroom share access to the family bathroom, beautifully panelled in soothing shades of teal. This space is complete with a freestanding bathtub and a separate rainfall shower, along with a heated towel rail to keep towels warm and fluffy.

A striking upholstered headboard takes centre stage in the fourth bedroom, where a zip-and-link super king bed promises further flexible sleeping options. A wall?mounted TV allows for leisurely mornings in bed, while a walk-in cupboard offers ample space to stow away luggage. Completing the room, an ensuite shower adds an extra touch of convenience, with a large shower and heated towel rail.

Downstairs, you will find an additional toilet with a heated towel rail beside the kitchen.


Outdoor space

Dreamy days and memorable nights unfold in the garden of Cruwys Ball Farmhouse. During the warmer months, gather for alfresco feasts at the dining table, with an outdoor kitchen space for barbequing summertime favourites on the Gas Grill Master. The space features a fridge and sink for added ease. Endless moments of luxury living await in the heated outdoor pool, open from April to the end of September, with a selection of toys and floats provided for your enjoyment. Bask in the glow of golden hour on the deck, where four loungers rest poolside. Conveniently located by the pool, enjoy a soothing hot-water shower after your swim. As night falls, watch the pool illuminate with its inviting atmospheric lighting. For added entertainment, the pool house offers a small kitchen with a kettle, an L-shaped sofa and coffee table, toilet, and an 85" Smart TV with Sky and a Nintendo Wii - ideal for family fun and nostalgic gaming. The pool house is also fitted with LED mood lighting, ensuring the perfect atmosphere for your leisurely evenings.


Parking

There is private parking for up to three cars at Cruwys Ball Farmhouse, located at the bottom of the drive. You'll also find an EV charging point for electric vehicles.

Please note, this retreat is not suitable for those with low-profile vehicles due to the drive.


Babies and children

Babies and children are very welcome at Cruwys Ball Farmhouse. A travel cot and highchair are available on request.


Dogs

Up to three dogs are most welcome at Cruwys Ball Farmhouse. Please note, there is an additional fee per dog, per week or short break. Cruwys Ball Farmhouse is set on 60-acres of private land and woodland, offering ample space for dogs to roam. You'll also find a hot outdoor shower for rinsing muddy paws.


In the Area

Cruwys Ball Farmhouse is situated on the cusp of the Exmoor National Park, where an array of awe-inspiring hikes awaits. The National Park is recognised as one of the best places for stargazing in the UK, and on clear nights, you can even see the Milky Way. Pine Lodge Riding is only 10-minutes from your front door, offering a range of horse riding experiences across Exmoor. One of the most iconic beauty spots in Exmoor, the Tarr Steps are just a 25-minute drive away. Known as the gateway to Exmoor, visit the pretty town of Dulverton, with a monthly farmers market in the summer months. With a delicious seasonal menu and a rustic interior, visit the award-winning pub and restaurant Woods, which is located in the heart of the town. Also in Dulverton, The Bridge Inn is a historic riverside pub with a warm welcome and is dog friendly too. Visit Exmoor Distillery, located on the outskirts of Dulverton to experience their guided tours, and afterwards, sample some of their artisan spirits, including their award-winning gin and rum. For historic forays, Tiverton Castle is a short drive from Cruwys Ball Farmhouse, and the National Trust owned Nightshayes Court is well worth exploring too. Venture to the north coast, where the scenic towns of Lynton and Lynmouth exude Victorian charm. The Valley of Rocks is a must-visit too, with breathtaking coastal vistas and wild mountain goats that freely roam the dramatic cliffs.
