From slow mornings lakeside to relaxed evenings fireside, endlessly luxurious living awaits in the Cumbrian countryside. Seek endless moments of enchantment from the garden lawns, where deer can be spotted roaming the private ancient woodland and grazing beyond the serene lake.
Living
Perfect for gatherings with family and friends, Eden Hall is a truly unique retreat with a network of curated spaces for rest and relaxation, warmed by underfloor heating and soundtracked by Sonos. Stepping inside, discover the spacious and welcoming entrance hall which offers an immediate view of the lake framed through an elegant window. With its herringbone wood floors and bespoke turquoise boot room for stowing layers, and access to the gardens, it gives a wonderful first impression of the house.
From here, spacious rooms, cosy snugs and elegant entertaining areas combine to provide a perfect space for every type of staycation. The sitting room, at the heart of the home, is a warm and inviting space of period decor and eclectic modern artwork. In one corner, a sumptuous corner sofa and armchair draped in cushions and throws hug a wooden coffee table, facing a Smart TV for movie nights. Abstract prints decorate the wall, while striking lampshades add pops of colour.
In the adjoining lounge, this tranquil space connects with another sitting area with two matching blue sofas next to a coffee table. Exuding warmth in winter, the wood burning stove sits within a white fireplace and casts a cosy glow for slow sofa moments with a book or a glass of something special in hand. This open plan room also offers fantastic views out across the lawns and gardens with a comfy armchair settled beside French doors leading outside.
For moments of quietude when you need to catch up on an email or two, an office can be found on the ground floor. The space oozes character and is perfect for relaxation, with nods to the owner of Eden Hall's theatrical roots throughout. A polished serpentine table sits at the centre of the room and a quaint bookcase lined with novels will appeal to avid readers. Completing the space, you'll find an antique writing desk, two armchairs and a wood burning stove.
Ensuring there is somewhere for every occasion and every generation, Eden Hall is also home to an intimate drawing room with cosy armchairs and more shelves of books that leads the way to a magnificent and decadent music room with deep red velvet sofas, beautifully upholstered armchairs and a Steinway & Sons grand piano. Gather together over cocktails and canapés as corks are popped and stories flow long into the night.
Eating and dining
Eden Hall's stunning kitchen is the ideal country setting for gathering over morning blends from the Nespresso coffee machine and delectable dinners crafted from delicious Cumbrian produce from local farm shops. Designed in a long, open-plan layout, it features both a kitchen and an informal dining area and is bathed in natural light from large windows and patio doors. At one end, the exquisitely designed kitchen features a bespoke, floor-to-ceiling kitchen storage unit in blue running along the length of one wall. Along the other, marble-topped counters with a peninsula breakfast bar and kitchen island offer abundant space for preparing feasts. Adding playful colour to the white walls and stone-coloured cabinets are bright artworks, Greek-inspired tiles, and tasteful brass taps and fittings, including an instant hot water tap.
At the far end of the kitchen, a light-filled dining area awaits for relaxed meals together overlooking the garden through floor to ceiling glass doors. Contrasting statement hues, it features a dramatic tribal-inspired Lewis & Wood wallpaper. At the centre of the room a wooden farmhouse kitchen table features seating for up to six, while a low bench and comfortable mustard-hued armchair offer extra seating along with bar stools surrounding the kitchen island. Residing next to the kitchen in a separate room, a large formal dining room awaits, with seating for twelve to twenty around a grand table. Dressed in Lewis & Wood Coromandel and illuminated by a Soho Home Lorenzo Chandelier, it lends a grand sense of occasion to feast at home.
Completing the scene are utility and laundry rooms, with an array of useful appliances and accoutrements for an idyllic family retreat.
Sleeping and bathing
Perfect for large gatherings, Eden Hall benefits from seven luxurious bedrooms, each with their own ensuite with heated towel rails.
Bathed in blue, Eden Hall's first bedroom on the first floor exudes serenity. Framed by open beams that run along the ceiling, it features a super king bed with the softest sheets. Injecting colour are a cream and pastel print headboard and patterned scatter cushions, paired with a vintage-style rug. In one corner of the room is an armchair, while in the other is a beautiful rolltop bath for long soaks. This bedroom is coupled with a bathroom off the landing, adorned in Richmond Park Darnley Wallpaper by Zoffany and featuring a Burlington toilet and sink.
The second bedroom is a delightful, spacious twin in soft shades of pink. Perfect for children or friends, it has two single beds and blends botanical influences with embroidered floral headboards and framed prints. This room has two chests of drawers and a wardrobe for, and also benefits from its own ensuite bathroom. Decorated with marble tiles, this bathroom has a walk-in shower with an alcove shelf.
For blissful repose, the third bedroom is home to a king-size bed enveloped in the finest linens. On the walls is Sicilia Wallpaper by Lewis & Wood, while draped across the bed are homely pillows and throws for extra hygge. Promising utmost comfort and convenience, this bedroom has its own ensuite bathroom. This bathroom is dressed in herringbone marble tiles and white walls and has its own walk-in shower.

A vibrant haven, Eden Hall's fifth bedroom blends rich colours with natural wood tones, all crowned with period ceiling beams. A super king bed with a colourful headboard in Sawtooth Tutti Frutti fabric by Lewis & Wood takes centre stage, illuminated by copper lights and a Pooky lamp. A Soho Holland armchair sits next to an alcove window, and an integrated writing desk provides space for creativity, along with a wall-mounted TV for catching up on your current series. The sixth bedroom is a peaceful idyll, decorated in a calming, neutral palette. With fine cottons, the comfortable king bed calls for early nights and long lie-ins and commands views over the estate. Encouraging leisurely rest and relaxation, it has a king-size bed draped in fine sheets and finished with cushions and throws for added comfort. As well as plenty of space to store belongings, this bedroom is complemented by a spacious ensuite bathroom with terracotta-hued marbled tiles and a bath with a shower overhead.
An additional bathroom resides on the ground floor with twin sinks and toilet, including an integrated storage space for hanging coats and boots.
Outdoor space
Surrounded by the impossibly pretty scenery of the Eden Valley, Eden Hall is the perfect place to create magical moments under open skies. Head outside to uncover an array of seating areas for sizzling barbecues beneath beaming sunshine and starlit toasts under an opal moon. A sheltered sanctuary, the sunken seating area for eight is nestled within a floral border, proposing a peaceful spot to nestle with a book, while a nearby teak table set with a parasol offers seating for eight for balmy breakfasts and dreamy dinners.
Promising fireside moments below a star-studded canopy, the outdoor firepit is just made for savouring decadent brochettes of toasted marshmallows, before retreating to the six-seater hot tub for sumptuous dips beneath the moonlight. For late evenings and sheltered repasts, a loggia-style summer house resides to the side of the manor and features additional seating. Gather around the table or relax in the sun-dappled bower of the estate's trees and relish your private pocket of Penrith paradise. With manicured gardens and extensive private grounds to explore, including a private lake and boathouse, agendas can be filled with nothing but soul-soothing repose. Babies and children
Children and babes-in-arms are very welcome at Eden Hall and a cot and highchair can be provided upon request.
Dogs
Eden Hall welcomes three dogs, with a dedicated room on the ground floor with private access from the grounds and an outside hot and cold dog wash for washing muddy paws. For any additional dogs, please get in touch with the team in the office. Please note, there is an additional fee per dog, per week or short break.
