Set proudly within the National Trust owned Buckland Estate of some 700 acres, Mulberry Barton is a truly extraordinary property, with four stunning en suite bedrooms, tranquil living areas, picture-perfect gardens and views to fall in love with.

Part of a heritage that dates to the 12th century, today Mulberry Barton has been immaculately restored to the highest of standards and offers accommodation that's pure luxury, making it a perfect spot for get-togethers and celebrations or simply to slow down and switch off, to embrace the slower pace of life that this historic setting embues.

With complimentary access to the fascinating Abbey during your stay, you also have the unique experience of being able to explore the gardens and estate that once belonged to Sir Francis Drake, once the site is closed to visitors. This is beyond a doubt one for the history lovers, but being set in the Tamar Valley Area of Outstanding Natural Beauty and just 40 minutes from the coast, everyone will adore this special, untouched piece of paradise.


Special lower occupancy rate

A special lower occupancy rate applies outside of school holidays, peak weeks, bank holidays, Christmas and New Year.

Option one offers a 10% discount for parties of four guests or less. At this rate, the bedrooms 'Woodbine' and 'Langworthy' will be available for you.

Option two offers a 20% discount for parties of two guests or less. At this rate, bedroom 'Woodbine' will be available for you.

Buckland Abbey

Please note, as Mulberry Barton forms part of the National Trust Buckland Abbey Estate, part of the garden in which Mulberry Barton is set is open to the public between 10.30am and 5.30pm so visitors may walk past some of the windows of the property during these hours.


Living

Set within the part of the house dating back astonishingly to the 12th century, the stunning sitting room is the perfect settings for late evenings around the cosy jet master open fire. During the daylight hours, light from the windows on all but one of the walls let in plenty of light and offer beautiful views whilst double doors lead out on to the terrace. Two plumptuous sofas offer plenty of lounging space whilst well-positioned occasional chairs are the perfect spot for curling up with a good book, whilst a plethora of puzzles and board games are just made for afternoons at home.

In addition to the sitting room there's a fabulous snug, dating back to the 15th century, to hide away in with plenty of seating. To bring it firmly up to date, there's a large 55" Smart TV with Freeview and a DVD player, making it the perfect spot for catching up with your favourite box sets or films.


Eating

The gorgeous, spacious kitchen is a culinary delight, whether you're a honed expert or a budding chef. A proper English country kitchen, it boasts both a large four door Aga and an induction range cooker, fridge-freezer, microwave, dishwasher, washing machine and central granite island plus all the other essentials you might need, including a bean-to-cup coffee machine. This is a seriously well-equipped kitchen, perfect for entertaining.

Adjacent to the kitchen is the dining room, where you'll find the large circular dining table that seats eight, a wonderfully ornate wood burner, a SONOS sound system to create the soundtrack to your holiday, plus a cabinet brim-full of tableware for mealtimes. The windows have a jaw-dropping view over the award-winning gardens and out over the pretty Devonshire countryside beyond, where cattle graze and birds fly by and enjoy tasty morsels from the bird table.


Sleeping and bathing

There are four stunning en suite bedrooms to choose from, each named after a type of Devonshire cider apple.

'Langworthy' is just beautiful in shade of cream and pale green and comes with a luxurious king size bed. The stunning south-facing bay window overlooks the gardens and out towards the valley beyond and there's an en suite shower room with powerful rainfall shower.

'Woodbine' is gloriously pretty with a super king size colonial four poster bed and has large south facing windows overlooking the gardens and valley beyond. The en suite has double basins with views over the orchard, an exceptional roll top bath and a large walk-in shower.

'Pippin' is an oh-so-sweet cosy king size bedroom in shades of red and cream and comes complete with an en suite with roll top bath and rainfall shower over. Whilst you're enjoying a long soak, you can gaze out over the splendid gardens - bliss!

'Northwood' is set in the oldest part of the house and can be set up as an emperor sized bed or twins. This light, airy room has double-aspect views of the Abbey, Great Barn and gardens. The en suite has a roll top bath with powerful rainfall shower over it.

All bedrooms boast Hypnos bed swathed in luxurious Egyptian cotton bed linen, throws and cushions. In addition, each has a television and a Robert's digital radio. All of the bath/shower rooms have heated rails to keep towels warm and fluffy, robes and Noble Isle products.


Outdoor space

As you would expect, the National Trust owned gardens have been meticulously looked after for many years. You'll have your own private piece of paradise to the back of the house with outside seating for alfresco dining and a multitude of locations to picnic, with astonishing views over fields and woodland beyond - a truly beautiful vista to watch incredible sunsets, whilst it's just heavenly to sit and soak in the sunshine, accompanied by the heavenly scent of flowers.

The truly unique offering of this incredible home is that between the hours of 5.30pm and 10.30am, Buckland Abbey is shut to visitors and all the Abbey gardens are yours to explore - a truly astonishing experience and a real privilege. From the terrace with valley views to the large lawns, wild garden and walled kitchen, you'll be able to wander alone to your heart's content.

For any dates after Friday 26th April 2024, a wood fired Swedish Skarsguard hot tub will be available for you, where soothing soaks will be hard to resist.

There's private parking for up to four cars.


Babies and children

Babies and children are very welcome at Mulberry Barton. Please bring your own baby equipment. Please note that there is open water in the gardens and grounds and some areas are unfenced.


Dogs

Two dogs are very welcome at Mulberry Barton. Please note, there is an additional fee per dog, per week or short break.


WiFi

Mulberry Barton has WiFi, but due to the incredibly thick stone walls built by the monks it may be slower than normal rather like that of the pace of life at this wonderful countryside retreat.

In the Area

Situated on the edge of Dartmoor National Park and close to the bustling market town of Tavistock, Mulberry Barton is ideally located to explore the beauty of South Devon if you can bear to tear yourself from this idyllic home.

Pop in the car and head off on to Dartmoor to experience true wild beauty. Amongst the roaming ponies and craggy tors, you'll find pretty villages such as Widecombe in the Moor, Ashburton, Chagford and Postbridge to explore, each with their own unique history and quite possibly a pub or tearoom! Tavistock is an ancient town, said to pre-date the medieval times, and is well known for its historical buildings, pannier market, shops and thriving famer's market.

If you're keen on visiting the coast, you can hop over the border into Cornwall in no time and head down to pretty Whitsand Bay and the lovely villages of Cawand and Kingsand. Whilst you're heading that way, pop into Cotehele, a gorgeous National Trust property and a real jewel in Cornwall's crown.

Walkers will love nearby Burrator Reservoir, surrounded by woodland and a haven for walkers, cyclists and horse riders alike due to its wealth of footpaths and bridleways. Alternatively, the drive to the South Devon coast is worth it with Newton Ferrers, Bantham, Bigbury-on-Sea, Salcombe, Kingsbridge and Dartmouth to explore - all in an Area of Outstanding Natural Beauty (AONB).

We enjoyed Champs Pub where you can take in your fish and chips from next door. Rumour the black lab also had a great time swimming and eating her way around Appledore.

A tranquil experience set in historic and tranquil surrounds. A beautiful home, with tastefully designed rooms, spacious and so comfy. Locally sourced produce welcome pack and freshly baked scones was a massive hit. 5* en-suites in each bedroom.

The welcome hamper was a lovely surprise, and we made many lovely memories here, celebrating a 70th birthday. We visited the Abbey (thanks for the complimentary tickets), walked on Dartmoor and explored Tavistock and Totnes. The highlight of our stay was sitting in the Kitchen Garden at 10pm (still light!), smelling the exquisite roses and peonies, watching the bats fly above. An astonishing, unique and memorable stay.
